This involves in-depth
environmental inspections and research into the property's
ownership and use, review of government records regarding
the subject property and surrounding properties,
and analyzing and reporting the property’s
condition. At the completion of all the tasks, Epic
will create a final, comprehensive property condition
report presenting our findings on the subject site.
The following will be performed to completion of
a Phase I ESA:
• Inspection of the property, and adjacent
parcels, through a walking tour to identify direct
evidence (stained soils, drums, unauthorized dumping)
and indirect evidence (distressed vegetation, barren
areas, foul odors, etc.) of environmental issues
or concerns.
• Interviews with site representatives and
local officials, combined with review of available
maps, photographs, and other archival records, to
establish a prior-use history of the property.
• Identification of solid waste disposal/waste
water systems on the property, and their respective
ages.
• Identification of the presence and ownership
of all PCB-containing electrical equipment on the
property.
• Will attempt to identify underground storage
tanks (
UST's) and leaking underground storage tanks
(LUSTs) on, adjacent to, and within 1/2-mile of the
subject property according to the ASTM standard search
radii. These efforts will include onsite environmental
inspections and reviews of state and local records.
• Conduct a review of applicable and accessible
environmental site assessment databases to identify
potential environmental hazards on, or near, the
subject property.
